I’ve worked in homebuilding since the 1980's and I can deal with almost any work on your house or property.

When you hire me, it is me you are hiring. I might bring help, but I don't "send guys." So dealing with me is a bit different, but I do a lot of things others can't or won't.

Normally, I'm very proud to provide reasonably priced repair and update services for standard middle class housing. If you're looking for something more spectacular, bring that up so I can adjust the range of suggestions accordingly.

My best value is when I perform a few trades in the same trip. More than a few trades and I’ll probably need a few trips.

I often recommend hiring specialty trade crews for jobs over a certain size involving a single trade such as painting, roofing, flooring, masonry, fencing, irrigation, etc.

Labor: $80/hour - 2 hour minimum
Regular clients: No minimum
Typical materials: No markup
Bulky materials or refuse: $50/haul

EQUIPMENT

Compound miter saw: $30/day
Table saw: $50/day
Large ladder: $20/day
Staging per section: $75/job
Concrete mixer: $50/day

SCHEDULING

If you're ready to go, just text any info you have and I'll respond with some available dates by the next morning.

One week notice is usually enough to start the average job.

My service window runs from about noon to as late as 7PM.

TYPICAL DAY

Office: 7-9AM
Load truck: 9-10AM
Shop materials/arrive: 11-Noon
Cleanup by about 7PM

COMMITMENTS

Services are a simple exchange of time for money but it's not a stopwatch, the clock just helps me provide consistent value. I only charge full price for my best work, and I might credit for dumb mistakes or charge for some equipment and deliveries.

I tally up fresh materials as best I can with no meaningful markup. Sometimes I pull from the truck and the whole thing is rounded off to the nearest $5 or so.

Arrangements are completely at will and any party may cancel at any time.

Billable time is from when I start unloading until I’m all packed up and ready to leave.

If a visit falls flat on my part I happily pro-rate the bill or return to fix things.

I tally up and ask for payment at the end of each day because:

  1. My jobs are too small for paper contracts
  2. The bill is never surprising
  3. I can do the minimum with client feedback in real time
  4. I can dig into projects everyone else is afraid of
  5. Prices end up the same for everyone

I'm usually not interested in the risk or windfall of fixed proposals, but if a fixed price is really important to you, just ask and I'll see what I can do. What I want is regular clients and padding estimates to account for risk is something I just don't see as part of a healthy business relationship.

A NOTE ON SUPPLIERS

I gladly include sourcing and shopping as a free service because it can make things easier for everyone.

I prefer Lowes over Home Depot and of course local suppliers over either one.

My contractors insurance covers $1M.
